The Calcasieu Parish Planning and Zoning Board on Nov. 18 approved a time extension for the Sugarcane Town Subdivision master plan, a request by Muson Development LLC for property in Ward 8 described as the 7700 block of Highway 3258.
Planning staff told the board the 2015-approved master plan allowed eight years to complete the project but that development was delayed by the COVID-19 pandemic and Hurricanes Laura and Delta. Staff recommended granting the extension with conditions intended to address transportation and drainage concerns.
Under the board's motion, the applicant must complete the approved Sugarcane Town Subdivision master plan within eight years from the date the board grants the time extension. The applicant must submit an updated approval or permit from the Louisiana Department of Transportation and Development addressing driveway access, drainage and potential traffic impacts to the west of the development, and an updated approval letter from Consolidated Gravity Drainage Number 2 East prior to final approval of Sugarcane Town Subdivision Phase 2.
No members of the public registered opposition during the hearing. After the staff presentation the board voted and the motion passed.
Because this item was a subdivision case, the board noted the subdivision decision was final at the meeting; later permitting and final-phase approvals remain contingent on the conditions the board required.
