The Calcasieu Parish Planning and Zoning Board voted Nov. 18 to rezone a parcel on the 3800 block of Highway 90 West from Agricultural-1 to Light Industrial at the request of North American Land Company LLC.
Planning staff said the tract is approximately 10 acres and the applicant intends to construct a 60,000-square-foot industrial building for warehousing with no outside storage. Staff recommended approval with conditions to limit offsite impacts and ensure technical compliance.
Conditions listed by staff include adherence to the site plan on file with the Division of Planning and Development (with the director or designee authorized to make technical adjustments), outward-facing lighting restrictions requiring fixtures to be oriented inward so the light source is not visible on adjacent properties, and a runoff management plan unless an engineering waiver is granted. Staff also noted permitting is subject to approvals from the Louisiana Department of Sanitation and the Louisiana Department of Transportation and Development. The parish code was cited for automatic reversion to the original zoning if a freestanding development permit is not obtained within one year of police jury approval (section 26 1 27 b of the Calcasieu Parish Code of Ordinances).
There was no registered public opposition; Miss Latricia Cobb moved for approval and Miss Janelle Hyatt seconded the motion. The board voted in favor and the motion passed. The rezoning will go to the police jury for final action on Thursday, Nov. 20, 2025.
