The Town of Cheshire Planning and Zoning Commission unanimously approved a special permit on Nov. 24, 2025, for a prefabricated garage at 416 Highland Ave intended to support a new tenant at Cheshire Professional Park.
At a public hearing, Jared Cutler, representing Cheshire Professional Park, said the property owner recently signed a lease for a tenant that will occupy approximately “5,000 square feet, 2 stories of the space.” He described the proposed structure as a prefabricated, semi‑permanent garage to be placed on a concrete slab within the parking area to hold a pickup truck and trailer used for projects and demonstrations. “It is 26 by 30. So, basically, 2 car garage,” Cutler said when commissioners asked for dimensions.
Zoning staff told the commission the proposed garage meets setbacks and lot‑coverage standards and is before the commission only because it constitutes a new structure requiring a special permit under Section 30, Schedule A, 11 a of the town’s zoning regulations. Based on the presentation and the documents provided, the commission moved to approve the application; Mister Dawson moved the approval and Mister Mercado seconded. The motion carried by voice vote.
Chair opened the meeting and noted earlier that the commission had convened in executive session with the town attorney and staff but “we had we made no decisions in executive session,” and that “no votes were taken.” The chair also agreed on the record to correct a minutes entry after a member complained that their motion credit was omitted.
The commission also handled routine business, approving minutes from Nov. 10 and Nov. 12, 2025, and adopting the 2026 meeting schedule. Commissioners used the remainder of the meeting to thank three departing members for their years of service.
The special permit approval clears the applicant to install the prefabricated 26-by-30 garage at 416 Highland Ave; staff did not identify additional conditions in the record. The file lists the property as Assessors Map 50, Lot 305 in Zone R20A.
