The Historic Zoning Commission approved a revised plan for an outbuilding addition at 1901 Linden Avenue on conditions intended to preserve an existing stone outbuilding and limit overall footprint increases.
Staff reported the lot is 20,809 sq ft and that the proposed combined footprint would have exceeded the 1,000 sq ft maximum. Homeowner Lee Gordon said preserving the existing stone outbuilding was central to the proposal and offered to reduce the addition's size. Contractor Greg Bridal explained design trade-offs related to parking and car storage behind the alley.
Commissioners expressed concern about increasing the size of a nonconforming outbuilding and requested additional research into whether the existing outbuilding should be treated as historic. Commissioner (speaker 3) moved approval conditioned on staff research confirming historic status; if historic, commissioners accepted a modest overage (to roughly 1,100 sq ft total) with the new outbuilding set no less than three feet from the side property line and other standard staff conditions. The motion carried.
Staff will perform additional historic research; if the building is determined to be historic, the administrative approval pathway will allow the final plan to be issued with the agreed conditions. The owner indicated willingness to reduce dimensions to meet the conditions.
