The Planning Commission on Nov. 18 opened a public hearing on a rezoning request from Sri Real Estate Developers LLC but postponed action until the commission’s Dec. 16 meeting while staff reviews draft conditions.
Planning Commissioner Sean Courtney, representing Lipscomb Johnson and the applicant, said the property — a little more than 26 acres near Marketplace and Sanders Road — is currently zoned Office Commercial Multi-Story (OCMS) and the applicant seeks rezoning to Moderate Family Residential (R2) to build approximately 87 single-family detached homes in three product types. Courtney said the plan includes age-restricted units that would back up to a proposed future assisted-living site and an on-site dog park amenity.
Scott, a city planning staff member, told commissioners the materials in the meeting packet showed an earlier plan with 91 units while the applicant is presenting a plan with 87 units; staff calculated the 87-unit scenario at roughly 3.32 units per acre. Staff also said the project would use public water and sanitary sewer provided by Forsyth County and would include two on-site stormwater detention facilities. Scott said the agent provided draft conditions the day before the meeting and staff was still reviewing them.
Because the conditions remain under review, Scott said staff had no final recommendation and recommended postponing a decision to Dec. 16 to allow the applicant and staff to finalize conditions. The commission voted to postpone, with the motion carried unanimously.
No final vote on the rezoning was taken. The commission is scheduled to consider the item again at its Dec. 16 meeting.
