Radcliffe — City staff presented a zone map amendment on Nov. 10 seeking to reclassify an 8.48-acre portion of a larger tract at 0238 Cedar Oak Drive (PVA map 138-20-07-003) from a commercial designation to R-4 residential.
The request, filed by Silvergate Properties LLC, covers Lot 3B within a larger parcel and was described to the council by a staff presenter as “a zone map amendment for 8.48 acres of a 48.791 acre parcel,” with surrounding uses that include Fort Knox, single-family homes, multi-family apartments, farmland and vacant land. The planning staff noted the Radcliffe Planning Commission recommended approval.
Council and staff discussed whether prior approvals for adjacent lots had required downward-facing exterior lighting or a seven-foot fence with barbed wire; the presenter and city attorney clarified that the planning commission did not include those conditions for this specific lot. “The planning commission was unanimous in in favor of recommending,” an attorney advising the council said, adding that the parcel in question does not actually touch the Fort Knox installation.
The attorney also summarized testimony at the planning commission hearing by Deputy Garrison Commander Bradford and a public witness, Mr. Turner, explaining the installation’s concerns were recorded but that the installation did not oppose the rezoning outright. He said the garrison’s comments reflected concern about potential future complaints tied to military noise and operations.
