City planning staff presented a conditional‑use request for a new Circle K and fuel station at 786 Bridal Road in the Goodyear Heights neighborhood, describing a 3,956‑square‑foot convenience store, five pump islands (10 dispensers), a 24‑by‑136‑foot canopy and multiple signs including a 30‑foot pylon.
Mike Antonucci said site design places fueling and vehicle activity south of the building, and described landscaping, a small pedestrian roundabout and a welcome‑park amenity on the northern portion of the triangular lot. He said planning staff and the planning commission recommended approval "subject to conditions."
Antonucci said the petitioner has proposed a $5,000,000 investment in the neighborhood and expects to provide 15 to 20 employment opportunities. Brett Lamb, the project representative, said he appreciated working with council and the city to reuse the vacant CVS and create a park‑like setting. Civil engineer Robert Wellert said the team has worked with staff to tailor a layout for the triangular site.
Councilwoman Sharon Conner thanked the team and said removing a vacant building from a prominent corner would be beneficial. The committee did not vote; the petitioners were invited to return at 5:00 p.m. when the committee will recommend to full council.
