Hilliard commissioners approved a final development plan and a projecting sign variance for Old Scratch Pizza’s proposed 7,500‑square‑foot retail building in the TruePoint mixed‑use development.
Staff reported the building’s materials (brick, metal, fiber cement) and screening for mechanical units meet the SoMa Company PUD text and TruePoint standards. The applicant requested a projecting sign with exposed lamps; staff recommended approval of the sign variance provided the LED lamps are frosted to minimize glare, the sign be limited to stationary lighting (no flashing), and a sign permit be obtained prior to installation. Applicants said they will commit to quick bulb replacement to avoid a partially dark or defected sign.
Commissioners discussed maintenance practicality and whether future signage should be approved as a complete package rather than piecemeal; applicants said they plan to return with any additional signage proposals. The commission approved both the final development plan and the sign variance with staff conditions by unanimous roll call (7–0).
