The Moffat County Board of County Commissioners voted Nov. 12 to approve E-25-04, an investment exemption that separates an 18-acre parcel from a larger remnant, producing Parcel A (18 acres) and Parcel B (49.148 acres).
Candace Miller, planning and zoning coordinator, said the exemption arose after a split along County Road 17 produced a 67.148-acre parcel; the landowner is exempting off 18 acres from that parcel. "There is an existing residence on that parcel. There is no well on that parcel. They have senior water rights, just right there," Miller said, noting the properties sit just north of the Yampa River and will access County Road 17 via an extended easement shown on the plat.
Miller reported that one adjacent landowner who received notice called to say he had no concerns and supported the exemption. The Planning and Zoning Commission reviewed the application, found required items were shown on the plat, and recommended approval.
Commissioners identified a typographical error on the cover sheet showing 49.148 incorrectly but confirmed the plat itself was correct. With no public speakers at the hearing, Commissioner (name not specified) moved to approve E-25-04; Chair (name not specified) seconded and both commissioners voted aye. Chair announced the motion carried and declared that to be the final item of business for the meeting.
The approval authorizes the investment exemption and filing of the plat as presented; staff will proceed with recording paperwork and return any corrected documents to the board if needed.
