The Canal Winchester Planning and Zoning Commission voted Nov. 10 to approve SDP25-009, a site development plan for an 11,094-square-foot, two-tenant expansion at the Waterloo Crossing shopping center.
City staff told the commission the applicant reduced the overall building height and scaled down one tenant bay after comments at last month’s hearing, revised building elevations and limited tenant signage to match adjacent storefronts. Staff said landscaping, dumpster screening and utilities meet code and recommended approval "as presented." Ron McKennis of Ford & Associates, the project architect, said the team “went back and took a second look” after the prior meeting and praised the final design.
Commissioners asked whether fabric awnings and EIFS color treatments remained in the proposal. Staff clarified that the fabric awnings shown in the rendering will remain and that most EIFS panels were removed to allow the future tenant to select a preferred color. Chair Ritchie called for a motion; Ritchie moved to approve and Deeds seconded. A roll-call vote recorded unanimous approval.
The approval clears the site plan for administrative permitting and tenant build-out, subject to the standard technical plan-review steps that must be completed before building permits are issued.
