The Planning and Zoning Commission on Nov. 10 approved two signage variances for Outlot D of the Meyer outparcels and recommended a final development plan for a 7,945-square-foot strip retail center to city council.
Staff explained VA25-016 would authorize larger wall signage on the Diley Road elevation by increasing allowable signage for the two exterior restaurant tenants to 40 square feet each while self-limiting the interior medical tenant to 40 square feet to create uniformity. The request reflects a strip-retail configuration that differs from the pattern book’s 1 sq ft per linear foot rule intended for specialized outparcels. The commission approved VA25-016 as presented.
Staff also presented VA25-017 to permit signage on the east (parking-lot-facing) elevation in recognition of pedestrian-oriented entrances; staff recommended approval and the commission approved it after a brief discussion of precedent among other developed outparcels.
The commission then reviewed FTP25-008, the final development plan for the 7,945-square-foot multi-tenant building, including pedestrian connections, storm-sewer relocation to meet the build-to line, landscaping, lighting and material choices. Commissioners asked about waste-handling for the medical tenant and dumpster locations; the applicant confirmed one dumpster enclosure would be for trash and the other for recycling, and said medical waste would be handled by the tenant. The commission voted to recommend FTP25-008 to city council for adoption.
