The Matanuska-Susitna Borough Planning Board continued action on the Vanda Valley preliminary plat, a proposal to create 43 lots on about 49.29 acres in the North Lakes area, to the Dec. 18, 2025 planning board meeting. Planning staff said the petitioner requested the continuation to allow a redesign to address concerns from the Alaska Department of Transportation (ADOT). The board approved the continuation and kept the public hearing open.
Planning staff Chris Kurland reported that 91 public notices were mailed on Oct. 14 and that the petitioner asked for a continuance to Dec. 18 so design changes could be made in response to ADOT comments. Staff recommended approval of that continuance.
During public comment, resident Julie Dickerson, who lives on Foxtrot, asked whether builders or the borough would pay to relocate or "retrain" wells if the new road alignment affects them and whether the new lots would carry building restrictions. She also raised traffic concerns related to an upcoming 500‑student school nearby and said Foxtrot already has traffic congestion.
Staff and the petitioner's representatives said they did not have final answers at this stage and advised residents to contact planning staff (Mr. Kerlin) or their borough assembly representative for more detail. Board members emphasized that the continuation is a time for the petitioner to revise the design and that specific mitigation measures and permit requirements will be established as the application moves forward.
Board member Levy moved to continue the application to Dec. 18, 2025, contingent on staff recommendations; member Krieger seconded. A board member requested that the findings and facts be explicitly included in the continuation record. The motion passed with no recorded roll‑call tally. The public hearing remains open until the continued hearing date.
