The Alton Town Zoning Board of Adjustment voted unanimously on Nov. 6 to approve a special exception allowing a shed larger than 240 square feet (proposed 24×32) as a principal building on a roughly 45‑acre rural lot owned by J. and J. Cleary (Map 12, Lot 92, Bear Pond Road).
Applicant Julie Cleary told the board the property is remote and largely screened by topography; the shed would store tools, a UTV and personal equipment and later be connected to utilities when a house is built. The board reviewed the site plan, found no factual evidence from abutters that the structure would reduce neighboring property values or create a nuisance, and agreed the parcel’s size, access and lack of nearby impacts supported the exception.
The board’s findings followed the ordinance criteria for special exceptions (site appropriateness, nuisance/safety, utilities and consistency with the master plan). The motion to approve passed unanimously.
