Developers presented Garages at Miramar, a vehicle storage development that includes a sales center with a dramatic canopy, multiple storage buildings and covered storage designed for cars, boats and RVs. The project is in TRC review and came to the board for design feedback during the development order process.
Carl Stewart of DAG Architects explained the layout, noting a sales center and canopy fronting U.S. 98 and several low‑slope roof buildings behind it. The design uses parapet walls and ground‑mounted mechanical equipment; mechanical systems will be screened at ground level rather than on the roof. Board members and staff said the sales‑center canopy provides a strong visual element and suggested that the canopy addresses entrance prominence expectations for scenic‑corridor design in that immediate location.
However, board members asked for additional relief or design variation on long continuous parapet walls, recommending subtle shadow lines, textured finishes or other relief to avoid long, monolithic facades visible from the highway. Staff advised the applicant that a deviation request for parapet detailing may be appropriate and requested additional, more developed renderings and material details before formal review. The board did not take an action vote; the discussion was feedback‑only to guide the applicant’s next submittal.
