The Coventry Zoning Board voted unanimously on Nov. 6 to approve a dimensional variance allowing reconstruction of a cottage at 17 Hill Farm Camp Road within the Hill Farm Condominium near Johnson's Pond.
Thomas Cronin, attorney for the owner/applicant, told the board there was a transposition error in the agenda and staff report: the house sits 32.2 feet from the pond shoreline and the applicant seeks 57.8 feet of relief from the 90‑foot rear setback required in RR‑2 zoning. "The notice that was mailed was correct," Cronin said, and he asked the board to proceed using the accurate figures in the mailed notice.
Cronin said the unit is a condominium lot of 13,068 square feet created during a prior conversion of camps to condos. The proposal is to demolish and reconstruct the house in substantially the same location and footprint; Cronin said the project includes a new on‑site wastewater treatment system (OWTS) approved by the Rhode Island Department of Environmental Management (DEM) and the installation of an individual well to replace community water service. Cronin told the board the condominium association has approved the reconstruction placement.
Board members asked routine questions about occupancy during construction and other logistics; there were no public commenters. Following a motion to approve "encompassing the staff report" with the corrected variance numbers, the board conducted a roll‑call vote: Member Lenny — approve; Member Keith — approve; Member Ross Pelletier — approve; Member Ron Pelletier — approve; Member Gallo Galloway — approve. Chair Locallyde also indicated approval and the motion carried unanimously among members present.
Cronin emphasized the approvals already secured from the condo association and DEM for OWTS and said the rebuild would improve wastewater infrastructure and provide an individual well, changes he framed as benefits to the town and the condominium community. The board recorded the approval and did not attach additional conditions beyond those in the staff report.
