• Red Brick (Docket 87 / File 48‑2025) — Approved (concurrent rezoning). Staff recommended favorable on primary/secondary with conditions: rezoning of both lots, drainage and erosion control approval prior to secondary, health department approval, and removal or conversion of a rear home on the lot. Variance approvals from the county BZA were requested and staff recommended approval contingent on BZA action.

• Renovating subdivision / Prairie View (Docket 92 / File 51‑2025) — Primary approved only. Staff recommended primary approval and noted outstanding items required before secondary submittal including availability of public water, potential adjustments to lot sizes/number if public water is not installed, drainage and erosion control plan approval, bonding, fire department approval and a preliminary site plan.

• Hidden Grove (Docket 39 / File 52‑2025) — Secondary approved. Staff recommended favorable on the secondary after corrections to cul‑de‑sac radius, lot sizes, hydrant locations and addition of utility easements; approval conditioned on drainage/erosion control and bonding if needed.

• Vicki Hoffman subdivision (Docket 81 / File 46‑2025) — Primary/secondary approved with conditions including septic information, suitable drainage outlet, possible road cut permits and health department approval.

• Geckler 1‑Lot subdivision (Docket 86 / File 47‑2025) — Approved primary/secondary with conditions; staff noted a prior unrecorded division and conditioned approval on recording within 90 days and usual drainage/erosion controls prior to permitting.

• Bullseye Jack (Docket 91 / File 52‑2025) — Approved (see separate coverage). Conditions included FAA/aviation office forms, NDOT/Indot permits, drainage/erosion control approvals, bonding and fire department approval prior to permitting/recording.

• East Spring Hill Drive rezoning (UZO 1820253001) — Approved to rezone from C7 to A1 for future homestead/agricultural use; staff recommended favorable and noted sanitary sewer is not available in the area.

• 3655 South 14½ Street rezoning (UZO 22025) — Approved to rezone two lots from C6 to RS for single‑family residential; staff recommended favorable with a recorded waiver of buffering requirements to be attached to deeds.

• General Ordinance No. 1, 2025 (UZO enforcement amendment) — Approved to amend enforcement entry language; staff described operational safeguards and emphasized warrant requirements remain for closed structures (see separate coverage).

• Resolution No. 3, 2025 (APC bylaws amendment on decorum) — Approved. The resolution defines examples of disruptive conduct, establishes a three‑minute public comment limit for each speaker, outlines warning and removal procedures and allows submission of written materials to supplement public comment.

Most approvals were voice votes; staff reports enumerated follow‑up requirements (drainage/erosion control plan approval, health department approval where septic is involved, bonding for infrastructure where required, and final site plans). Where variances or BZA actions were necessary, staff recommended approvals subject to those external actions being granted.
