Sarasota — City reviewers reviewed a new submittal for the Old Bradenton project, a proposed 18‑townhome development at the southwest corner of University Parkway and Old Bradenton Road, and required revisions on zoning, utilities, tree removals and transportation improvements.

Project representatives said the site is about 2.33 acres and is currently zoned RMF2. Devin Glanz, a City of Sarasota development review planner, read numerous requirements: the applicant must provide east‑ and west‑elevations for all three proposed buildings, signed and sealed architectural sheets, and a site data table that lists the RMF2 development standards (table 6.303) including heights, lot area/width, setbacks, density and outdoor‑area calculations. Glanz also asked for bicycle‑parking calculations, consistent parking tallies, and a pedestrian‑circulation plan showing ingress and egress points.

Waste‑and‑recycling staff reminded the applicant that any 8‑yard recycling dumpster must be serviced by an outside vendor because the city does not provide recycling dumpster service; enclosures must provide a minimum 12‑foot clear access opening and gates must be held open for collection. Utilities reviewers identified mismatches between utility and landscape plans, required relocation of a proposed master meter outside the sidewalk area into a city utility easement, asked that air‑release valves not be removed for meter connections, and requested further pipe sizing and easement clarifications. Utilities also requested that the proposed force main keep minimum horizontal separations and be cased where it passes under roadways.

Engineering reviewers said adjacent rights‑of‑way must be improved to EDCM standards, ADA ramps placed at all corners, private roads labeled correctly, and that right‑of‑way dedication commitments be recorded before issuance of building permits. The city arborist asked the applicant to document why existing trees cannot be transplanted rather than removed and to provide arborist reports or other testing for any grand‑tree removal requests. Adam Swift of the Building Department noted that portions of the project lie in an AE flood zone and asked that FEMA/flood requirements appear on plans at time of permit.

Transportation staff required EDCM streetscape elements along both Old Bradenton Road and University Parkway, including minimum sidewalk and amenity‑strip widths, bike‑lane adjustments and restriping, curb radii corrections and resurfacing/striping work as part of roadway improvements; staff also noted that the University Parkway segment is on the county high‑injury network and referenced the county safety plan.

Glanz told the applicant that a preliminary plat must be approved before issuing building permits and that a resubmittal will be required; no formal approvals or votes were recorded at the meeting.
