Kristen, a planning staff member, presented the Falcon Point Lot 1A replat and said staff recommends approval. "So we have a replat for Lot 1 A of the Falcon Point Subdivision...The lot is a commercial lot within the subdivision and was given the transitional, business zoning, which is now retail under the current code," she explained. The replat leaves a church on Lot 1A and reorganizes adjacent parcels for future commercial development; the northern portion of Lot 1A includes an existing cell phone tower.
Commissioners closed public comment, moved and seconded approval, and recorded unanimous support with no votes opposed. The commission noted a site plan for the commercial lot is currently under review and that approval of the replat was the final plat action required before site‑plan sign‑off.
Staff next presented the Row Lane Estates Lot 7 replat. Kristen said the proposal divides the parcel into three lots and dedicates a right‑of‑way for the future extension of Roe Lane to the east, which will ultimately connect through an adjacent extraterritorial jurisdiction (ETJ). The preliminary plan and waiver had been approved previously; staff found the final plat in conformance with minimum subdivision regulations and recommended approval.
Commissioners discussed the relationship of the new Roe Lane dedication to other nearby planned connections and confirmed that notices and approvals would account for properties within the Huddl's ETJ. After closing public comment, the commission moved, seconded and unanimously approved the Row Lane Estates replat.
Both actions were approved by simple motions with seconds; staff noted no public testimony was offered on either item.
