The Planning and Zoning Commission approved a zone change to allow a proposed high‑end storage development at the northwest corner of Corporate Drive and Edwards Street.

Charles Harrington, representing Mallard Land Development LLC, described the project as a luxury, condominium‑style storage community intended to serve collectors of vehicles, motorcycles and RVs. "Our vision is to create a luxury storage community where like Midlanders, like minded Midlanders can go and gather amongst their friends," Harrington said. He described a two‑phase project on about 7.85 acres with 41 garage units in phase one and a total buildout of about 82 units, clubhouse amenities, concrete decks and mezzanine levels inside units.

Harrington and a co‑owner explained construction details including 14‑by‑14 overhead doors, ceiling heights between 19 and 23 feet, and 100‑amp, 120‑volt service to each unit. Staff said the request is compatible with the Tall City Tomorrow plan, that no objections had been received, and recommended approval. After a public hearing with no opposing speakers, Commissioner Systega moved to approve and Commissioner Martin seconded. The motion passed 7–0.

The zone change clears a key regulatory step; the applicant said they will proceed with site and building plans and phase one construction if market demand supports it.
