Oklahoma County planning staff described a rezoning application for approximately 228 acres at the northeast corner of a MacArthur-area intersection, with the applicant proposing residential development of about 92 lots.

Staff noted that roughly 80 acres of the site fall within the special flood hazard area and that the developer would likely leave that acreage as common area. The proposed residential portion would connect to existing nearby subdivisions and, according to staff, would not use Oklahoma City sanitary sewer because Oklahoma City is under a sewer moratorium while it addresses Deer Creek treatment-plant issues; the developer could use Deer Creek water or individual wells depending on lot sizes and utility availability.

Planning commission recommended approval at its Oct. 16 meeting. Commissioners accepted the planning commission's recommendation by motion on the record. Applicant engineer and legal representatives were present for questions, and staff offered contextual information about surrounding zoning and lot sizes.
