The City of Sugar Land Planning and Zoning Commission approved the Alston Lakes final plat (5-0) at its Oct. 30 meeting. City staff presented the final plat and recommended approval with no conditions.
Jessica, the city planner presenting the item, said the final plat covers about 4.8088 acres and proposes 16 single-family lots across three blocks with two reserves. She said the property is zoned R-1, which the presenter described as requiring a minimum 60-foot lot width, a minimum depth of 110 feet and at least 6,600 square feet of lot area. Access to the plat will be from Alston Road via the proposed Ashford Haven Drive right of way; the proposed roadway ends in a cul-de-sac that connects to existing development to the south.
Staff noted a prior final plat was approved in January 2023 and that a one-year extension granted later expired because the final plat was not recorded during the extension period. Property owner Michael Lehi addressed the commission and said the prior plat expired because construction and required contract work were delayed by weather and changes in personnel. Lehi said, in effect, the owner delayed recordation while work finished and subsequently re-submitted the final plat for consideration.
Chair moved to approve the final plat; Commissioner Priek seconded. The motion passed 5-0.
Staff did not place conditions on the approval; the next procedural step is recordation of the plat after any administrative checks by staff and submission of required documents by the developer.
