The Marion County Planning & Zoning Commission met Oct. 9 and took the following recorded recommendations and votes. All items below will be forwarded to the Marion County Board of County Commissioners for final action on Oct. 20, 2025, unless otherwise noted.

- Item 1.2 — Case 251005SU: Church of the Springs (continuation of VPK for up to 129 children). Staff recommended approval; item remained on consent and was forwarded with the board’s consent recommendation.
- Item 1.3 — Case 251007ZC: Mark Hodder (rezoning from A-1 to R-1 to address setbacks). Staff recommended approval; forwarded with consent.
- Item 1.4 — Case 25-S13: Steven and Tasha Curry (small-scale land-use amendment MR to HR for duplex + SFR). Staff recommended approval; forwarded with consent.

Staff recommended denial; commission recommended approval with alternate conditions (alley paving, buffers, architectural treatments). Motion: Mover Don Johnson; Second Danny Gaikwad. Outcome: Recommend approval with alternate conditions. Forwarded to BOCC Oct. 20 at 1:30 p.m.
- Pet cemetery (4.4-acre A-1 parcel near Summerfield). Staff recommended approval with conditions but required sewer connection per Utilities; applicant requested waiver. Motion: Mover Andy Bonner (agree with staff conditions except deletion of Condition 5 requiring sewer connection); Second Don Johnson. Outcome: Recommend approval with deletion of sewer requirement (waiver for on-site septic). Forwarded to BOCC Oct. 20 at 1:30 p.m.
- Case 251004SU — Kevin & Barbara Marovich (mini-farm special-use permit on 11.78 acres). Motion: Mover Danny Gaikwad; Second Don Johnson. Outcome: Recommend approval with staff-recommended conditions; recorded one opposing vote. Forwarded to BOCC Oct. 20 at 1:30 p.m.
- PUD amendment (Martingale PUD): Amendment increases residential entitlement from 140 to 190 units and commercial square footage from 100,000 to 225,000; traffic study updated and under review. Motion: Mover Andy Bonner; Second Don Johnson. Outcome: Recommend approval with conditions requiring implementation of traffic mitigation identified in updated study. Forwarded to BOCC Oct. 20 at 1:30 p.m.
