The Board of Zoning Appeals approved a variance allowing construction of a carport at a corner lot for property listed as 6700 Dow Drive.
Staff said the property is zoned R-4 for single-family residential and described the proposed carport as 22.5 feet long and 14 feet wide. The applicant told the board the carport will sit inside an existing privacy fence and about 13 feet behind the Locust View Drive sidewalk; staff noted corner lots have two frontages and described how front/setback rules apply to a secondary frontage.
Staff reported the parcel is approximately 0.25 acres, that adjacent property owners were notified and the city received no objections, and that the engineering department had no concerns. Dan Chapman, the applicant, told the board the structure would act similarly to a covered patio with decorative posts and would help shade the side of the house.
A motion to approve (BZA case 25-08) passed on a roll call; the secretary recorded yeas and the board approved the variance. The board did not attach additional conditions beyond standard permitting and inspection requirements.
