Commissioners discussed starting a formal review of the town’s Unified Development Ordinance (UDO) and suggested adding two topics for the review: a Planned Unit Development (PUD) provision and a potential new B‑4 business classification to separate certain uses from the broad B‑3 category.

A planning commissioner said the UDO has been active for five years and recommended meeting with the original UDO author to update and refine the code. “It has been 5 years since our UDO became active already. And I have asked for the allowance to have a few meetings with the original writer of our UDO so that we can update it this year,” the commissioner said.

Commissioners noted practical fixes they would consider, including aligning local surfacing requirements with updated state standards and clarifying overlapping uses between B‑2 and B‑3 (for example, both list coffee shops in places where redundancy may be unnecessary).

One commissioner proposed exploring a B‑4 classification for age‑restricted or other uses the commission believes should be limited to larger commercial corridors rather than mixed residential areas. “If we could move some of those things into a classification of B‑4, then we could say, okay. Maybe this type of business should not go into a residential area,” the commissioner said.

Next steps

The commission said it would seek the town council president’s approval to begin UDO revision work and hoped to start the process in early 2026. Commissioners asked members to bring specific UDO items to the next meeting so the commission could compile a prioritized list for the rewrite.
