City staff gave the board an overview of downtown projects, including the facade/awning reimbursement program, developer interest in the Chapman Building and site approvals pending from external partners.
Staff said three awning contractors will conduct site visits next week as part of the facade-reimbursement program and that renderings should be available by the next meeting. The staff presentation highlighted engagement with downtown businesses including Terrell Coffee and Trailer Furniture and said the city aims to coordinate awning styles and colors across blocks.
The Chapman Building request for qualifications (RFQ) has been released and staff reported three developers have already expressed interest and scheduled site visits. Staff also said Kimley-Horn will present lighting options to the board at an upcoming meeting and that a meeting with TxDOT is scheduled to discuss a proposed traffic table and potential closing of Catherine Street.
One outstanding item is a lease agreement with Union Pacific Railroad's real estate division; staff said the lease is required before the city can install wrought-iron fencing and dumpster enclosures adjacent to railroad property.
Staff also reported several downtown business updates: a florist and a shipping business opened, Terrell Social is under construction, the Lyric Building may be available for event rentals, and exterior masonry work is underway on another property. Staff closed with event reminders including a downtown block party celebrating the 150th anniversary of American National Bank of Texas and a chamber auction.
