City staff told commissioners two notes must be added to the title block and that the preliminary plat would include a notation before the final submittal. Staff recommended approval of the preliminary plat with those reservations. One commissioner asked whether reserve tracts should be labeled as commercial rather than “unrestricted”; staff said the city could request that change but could not compel it at the preliminary stage.
Commissioner Malvo moved to approve the preliminary plat with a staff request that reserves be labeled according to the intended product type; Commissioner Clifford seconded. The motion carried on a voice vote.
During the presentation staff said the applicant declined to add one of the title‑block notes at the preliminary stage to maintain consistency with adjacent cross creek plats, but that the note would be added before the final plat. Staff also confirmed the subject reserve areas are intended for commercial use, and commissioners asked staff to request the label change on the reserves to reflect that use.
The commission’s approval advances the project to the final‑plat stage, where staff said the outstanding title‑block notes and reserve labeling will need to be addressed before final approval.
