- Item 95, Ferndale Landing — Approved. Replat to create two single-family lots; staff recommended approval subject to CPC-101 conditions and a right-of-way dedication along Ferndale Street.
- Item 96, Northwest I-45 / Park Place commercial reserve — Deferred. Applicant requested more time to confer with legal on separately filed deed restrictions.
- Item 97, Houdis Street Villas — Deferred. Legal review indicated the plat did not reflect a required two-foot side-go line between lots; applicant requested a deferral to coordinate with legal.
- Item 98, Luca Residence (Houston ETJ) — Deferred. Neighbor opposition cited parking and safety; applicant requested more time for deed-restriction review.

- Item 105, Bauer Hockley Mason Tract GP — Approved (variance support). Staff supported variances to exceed intersection spacing and reduce centerline radius; county engineer had no objection.
- Item 106, Bel Air Nursery — Approved (variance support). Staff supported allowing access from an existing recorded 25-foot access easement for a proposed plant nursery site.
- Items 107/108, Blue Creek Trails dedications and section 1 — Approved as presented; staff recommended granting special exceptions for intersection spacing and reduced radii; Fort Bend County engineering had no objection.
- Item 109, Holderuth Telge GP — Deferred for two weeks to allow applicant to provide revised information and for further study and review.
- Item 110, Jubilee General Plan — Approved (variance support). Staff supported a compounded variance to exceed intersection spacing with additional internal connectivity required by staff; Harris County engineering had no objection subject to a connection being made.
- Item 111, Salazar Estates — Approved with variances. Staff recommended granting two variances to create individual lots for existing homes; plat conditions include providing a turnaround and that future rebuilt structures must meet platted building lines.
- Item 112, SMC Group plat — Variance request to avoid right-of-way dedication withdrawn by revised plat; staff recommended approval of revised plat.
- Item 113, Telugu Bivana community/recreation reserve (ETJ) — Approved with variances to allow reduced frontage and intersection spacing; staff supported the request given long-term athletic-field use and a recent land swap enabling future access.
- Item 114, Windsor Heights private-street development — Approved with variance to exceed intersection spacing; staff supported the request.
- Section G (items 115–125, extensions of approval) and related name-change/certifications — Approved as a group per staff recommendations; some commissioners abstained where indicated on the record.
Procedure notes: Most motions were carried by voice vote with the clerk noting "All in favor? Aye. Opposed? Motion carries." Several items were deferred at the applicant's request or to allow legal review of deed restrictions, notification corrections, or further staff study.
What to expect next: Deferred items will return to the commission once staff or county permitting reviews are complete or when applicants submit revised materials. For items approved with variances, standard CPC-101 conditions apply and staff will monitor implementation.
