The Boerne Historical Landmark Commission on Oct. 7 approved certificates of appropriateness for two hanging tenant signs and one wall sign for properties in the downtown historic district.
Staff member Ben Simmons of the city planning department presented three sign applications for property frontages at 615 South Main and 104 East Hosack Street, noting the proposals meet the Unified Development Code (UDC) and the commission's historic-district guidelines. The two hanging signs were for Ministry of Dance (about 23.75 square feet, black background, white font with silver and gold accents, non‑illuminated, metal) and Bernie Sips Nutrition (about 16 square feet, cream background, blue‑gray font, non‑illuminated, metal). The wall sign for Bernie Sips Nutrition was described as approximately 16 square feet with a white font on a blue‑gray background, non‑illuminated and metal.
Commission discussion focused on visual balance on an existing multi‑tenant monument at 615 South Main and on whether tenant panels should match in size and motif. Commissioners asked about the image scale on the packet, and staff clarified the Ministry of Dance panel would be 114 inches wide while the Bernie Sips hanging panel would be 96 inches wide (an 8‑inch difference). Applicants offered an alternative design with matching-size panels and a uniform cream background; the commission discussed historic appearance, materials and whether a future third tenant would be required to match the approved motif.
Commissioners confirmed the signs met UDC requirements cited by staff (fewer than four colors, at most two fonts, non‑illuminated, metal material). The commission voted to approve the alternative versions presented for the two hanging signs and approved the wall sign application as presented. The packet noted a previous permit at this location for a tenant called Native Blends; staff said that earlier approval required matching an existing tenant sign that no longer exists.
The commission applied standard COA considerations — material, color, illumination and size — and approved the three sign permits without additional conditions.
