The Bullhead City Planning and Zoning Commission on Oct. 2 recommended approval of a preliminary condominium plat for a project called La Jolla Village at 1810 Indian Head Drive, moving the application to the City Council for final approval.

The preliminary plat would convert an existing property described as the first revised plat of Sunridge Estates, Tract 4042 A Block 9, Lot 1, into condominium parcels so the owner could sell individual units. According to planning staff, the site contains six fourplex buildings constructed in 2002; approval of the final plat by council would allow the creation of individual airspace parcels for each unit while common areas would be owned and maintained by a homeowners association.

City planning staff presented the request as the initial step in a two-step approval process: the commission’s recommendation on the preliminary plat, followed by City Council review of the final plat to create the legal condominium parcels. No members of the public spoke against the proposal at the hearing. After a motion to approve as written and a second, the commission voted 4-0 to carry the recommendation forward to council.

The commission’s action does not itself create condominium parcels; staff reiterated that the final plat and council action would be required to establish individual ownership and long-term HOA responsibilities. The commission record shows no amendments attached to the motion.
