The Forney Planning and Zoning Commission took action on a number of routine site plans, plats and rezoning requests during its Sept. 4 meeting. Most items were approved by voice vote; one conditional use permit failed after a tied vote.
Key outcomes:
- Auto repair (major) conditional use permit approved: The commission approved a conditional use permit for an auto repair major use at 12201 Currency Circle in the Mustang Creek Business Park. Staff recommended approval; no public comments were recorded.
- Rezoning to Meadow Ridge PD approved: The commission rezoned 4.411 acres north of Ridgecrest Road and west of Reeder Road to add the parcel to the Meadow Ridge planned-development overlay (Ordinance 13-4). Staff recommended approval; no public comments were recorded.
- Forte Baptist Church site plan approved: The commission approved a revised site plan to add 234 parking spaces at the Forte Baptist Church north of FM 741 and east of Holly Leaf Trail; staff confirmed parking bumper-overhang comments were addressed.
- Lane's Chicken site plan approved: A single-story, 2,727-square-foot drive-through restaurant east of the South FM 548 and Kroger Drive intersection was approved; the site shows 50 parking spaces and brick and EIFS exterior materials.
- Holt Lunceford replat approved: The commission approved a replat to subdivide approximately 1.19 acres into three lots (Holt Lunceford replat) in compliance with city ordinances.
- Wells Fargo site plan approved with photometric stipulation: The commission approved a 3,500-square-foot bank site (north of US Highway 80 and east of North Gateway Boulevard) with the stipulation that the photometric plan not exceed 0.1 foot-candles at the property line.
- Village Gateway replat approved: A replat to provide easements for Wells Fargo (Lot 2 C 1, Block 2, Village Gateway Addition; 1.41 acres) was approved.
Items not approved:
- Club Car Wash conditional use permit: A proposed Club Car Wash at 1120 College Avenue (Fox Hollow Retail) failed to receive the required majority after a 3-3 tie and hand count; without the CUP the site's site plan could not be approved.
Procedural notes: For items where the commission recommended approval of a conditional use permit (for example the O'Reilly Auto Parts item), the recommendation will be forwarded to City Council for final action; in some cases staff noted additional technical items (for example, outstanding photometric plan revisions or traffic-impact analysis) that the applicant must resolve in subsequent submittals.
All approvals were granted by the Planning and Zoning Commission; staff handled public notification and distributed written comments that commissioners reviewed at the meeting.
