The Planning Commission unanimously (5-0) recommended that the City Council approve a comprehensive plan amendment and a zoning map amendment known in the record as Cave in Corner (CPA 25-00009 and ZMA25-00013).
Ralph Keith, associate planner for Community Development, presented the proposal. He said the subject properties currently have medium-density residential future land use with a pending future land use change to commercial and existing R-2 zoning; the applicant requests a zoning change to BC (Business Commercial). Staff recommended approval, finding the request compatible with surrounding commercial uses and without adverse impacts on city facilities.
Jeremy Kibler of KDA Engineering, representing the applicant, told the commission the intended program is professional office and specialty retail to align the small site with adjacent commercial uses; he said two single-family homes currently occupy the lots and that the proposal is intended to make the block uniform with existing commercial frontage.
After limited discussion and no public comment, the commission voted 5-0 to recommend approval of both the CPA and ZMA. The items will be forwarded to the City Council for final action and any site-specific development will require subsequent plan review.
