Todd Dale of Rothkrueger/Roth Crew (project representative) presented a map amendment to relocate the R4/R41 district line on a block along the south side of Ninetieth Avenue near Commonwealth Boulevard. The change would replace the split‑district mapping (an R41 district line bisecting the block) with a clean R4 boundary at the centerline of Ninetieth Avenue so the two tax lots (Lot 30 and Lot 31) comprising the proposed zoning lot can be developed together.
The applicant said the proposal would facilitate construction of a semi‑detached two‑family home on Lot 31 that, combined with the existing two‑family on Lot 30, would yield about 3,200 square feet of building area and an FAR of approximately 0.77. The new two‑family would be roughly 1,475 square feet. The representative said the proposed development would meet required front and side yard rules within an R4 district and would not require area variances.
No speakers were signed up at the borough hearing to oppose or support the map cleanup; the applicant said they would appear before Community Board 13 at a scheduled meeting on Monday, October 20, and would update the borough president's office after that meeting. The borough hearing closed the item without a borough‑level determination.
