Residents of Bullhead City voiced significant concerns during the recent Planning and Zoning Commission meeting regarding a proposed residential development on the north end of Terra Loma. Homeowner Catherine Watkins raised alarms about the project's scale, which includes 277 residential units—77 single-family homes and 150 duplexes. Watkins highlighted that this development could add approximately 554 vehicles to the already congested Highway 95, exacerbating traffic issues in the area.

Watkins expressed her worries about the proposed access roads, particularly Windcrest Drive, which would connect the new development to the shopping center. She fears that increased traffic will lead to more congestion as residents seek to navigate to and from the development, potentially using local shopping areas as shortcuts.

In response, Don Anderson, the project engineer, assured attendees that a traffic study indicated no major adverse impacts on surrounding areas. He explained that the access road would serve both the shopping center and the new subdivision, with plans to enhance the roadway to accommodate traffic. Anderson emphasized that the development aims to provide more affordable housing options, addressing a community need.

The commission ultimately approved the project, with a vote of four in favor. This decision marks a significant step in Bullhead City's ongoing efforts to expand housing availability, despite concerns about traffic and infrastructure.

In addition to the residential project, the meeting also included discussions on a proposed amendment to the municipal code regarding accessory structures, which is frequently addressed by city staff. This amendment aims to clarify regulations and streamline processes for residents looking to build such structures.
