Bullhead City’s Planning and Zoning Commission made significant strides in residential development during its recent meeting on October 2, 2025. The commission approved two preliminary condominium plat projects, paving the way for individual ownership of units in existing multi-family buildings.
The first project, La Jolla Village, located at 1810 Indian Head Drive, involves six fourplex buildings constructed in 2006. This approval allows the owner to sell the units individually, with common areas managed by a homeowners association (HOA). The next step will be a final plat submission to the city council.
Similarly, the commission approved the preliminary plat for Pueblo del Rio on Riverfront Drive, which is currently under construction. This project consists of 11 units that the owner wishes to sell individually upon completion. Like La Jolla Village, the common areas will be maintained by an HOA.
In addition to the condominium projects, the commission addressed a zoning map change for a 33.7-acre site known as the Dunes of Bullhead City. This change transitions the property from general commercial to a planned area development with residential uses. The development will feature 227 lots, including detached and attached homes, with access primarily from Bullhead Parkway. A key condition of the approval is that there will be no access from Terra Loma Drive, addressing community concerns about traffic.
These developments reflect a growing trend in Bullhead City towards increasing residential options and accommodating individual ownership in multi-family settings. The commission's decisions are expected to enhance housing availability and contribute to the community's growth. As these projects progress, residents can anticipate more diverse living options in the area.
