Balch Springs is set to welcome a new mixed-use development that aims to enhance community living while providing retail opportunities. During a recent Planning and Zoning meeting, city officials discussed a proposal that includes ground-floor retail space and residential condominiums above, marking a significant shift in the area’s development strategy.

The proposed project will feature a three to four-story building with 64 total homes, including 50 detached single-family townhomes and 14 condominiums. This development aligns with the city’s comprehensive plan, which calls for medium-density residential zoning. The mixed-use design is intended to create a vibrant urban living environment, with retail options such as a coffee shop, salon, and small grocery store, catering to the needs of local residents.

Key aspects of the development include a six-foot masonry screening wall to buffer the residential area from the retail space, ensuring privacy for existing single-family homes nearby. Additionally, the project will incorporate sidewalks along Beltline and Spring Oaks, addressing current gaps in pedestrian infrastructure.

To support the new development, the city will require the installation of a left turn lane on Beltline Road and a 60-foot median opening to facilitate access. The project is expected to generate approximately 50 to 55 jobs, contributing to the local economy.

As part of the development agreement, the builders will contribute $50,000 for tree mitigation and an additional $15,000 for improvements along Spring Oaks, which is currently undergoing enhancements. The project is designed to be market-rate and will include amenities such as walking trails, open green spaces, and a playground, promoting a family-friendly atmosphere.
