The City of Wildwood's Board of Adjustment convened on August 14, 2025, to discuss a significant property improvement proposal that involves a residence built in February 2002. The property, which features a substantial lawn and wooded area, is notably impacted by floodplain regulations due to its proximity to Bonham Creek.

During the meeting, it was highlighted that the property has been affected by changes in floodplain mapping. Originally, 1.6 acres of the lot were encumbered by floodplain, but new flood maps adopted in February 2015 shifted the floodplain 50 feet west, placing part of the dwelling in a special flood hazard area. However, the state of Missouri is finalizing a new map that is expected to remove the structure from the floodplain, significantly reducing the floodplain area by nearly 250 feet.

The proposed project includes replacing an existing sundeck with a lower patio that will be level with the pool deck, along with new stairs and a concrete wall for support. The plans submitted by the petitioner were reviewed, showing the existing structures and the intended improvements. The project aims to maintain compliance with floodplain regulations, as the proposed changes will occur at a zero-foot setback from the floodplain boundary.

The board also reviewed the property's variance history, noting that previous approvals for similar projects had been granted in 2004 and 2021, although the latter did not proceed to construction. The current proposal is considered to be of lesser scope than the previously approved projects.

The meeting concluded with an invitation for board members to ask questions, as staff members were available to provide further clarification on the proposal. The outcome of this discussion will determine the next steps for the property owner and the proposed improvements.
