Committee Considers Waivers for Gainsway Mall Retail Development Proposal

In a recent meeting of the Lexington Planning Commission Subdivision Committee, discussions centered around a proposed development at the Gainesway Mall Shopping Center, located at 1163 and 1165 Center Parkway. The project aims to introduce a new multi-tenant retail building in the southeastern corner of the site, which will include parking and circulation improvements.

As the committee reviewed the plans, they noted the existing buildings and the proposed layout, which features a circular drive around the new structure. However, the project requires two waivers from the zoning ordinance. The first waiver pertains to the prohibition of vehicle use areas in the front yard of corner lots, while the second addresses the need for direct pedestrian access to the right of way. The proposed design includes a connection to the existing sidewalk, although it does not meet the ordinance's requirements for direct access.

Jihad Halani from Vision Engineering, representing the applicant, explained that the building's orientation is influenced by a significant elevation change between Center Parkway and Appian Way, with Center Parkway being approximately 14 feet higher. This design choice aims to facilitate better access for deliveries and ensure compliance with ADA requirements for sidewalk connectivity.

The committee also discussed the necessary sign-offs from various departments, including engineering, traffic, and environmental quality, before the project can proceed. The applicant assured the committee that no sycamore trees on the site would be impacted by the construction.

As the meeting concluded, the committee opened the floor for public comments, signaling a step forward in the development process for this retail space, which could enhance the local shopping landscape in Lexington.
