Huber Heights City Council has taken a significant step towards expanding residential options in the community by approving a new housing development project known as Creekstone Bluff. The project, which encompasses just under 40 acres off Fishburg Road, will feature a mix of single-family homes with lot sizes of 50 and 60 feet, closely resembling the nearby Lexington Place subdivision.

During the recent council meeting, the Planning Commission unanimously recommended the rezoning and basic development plan, highlighting that the project aligns with the city’s zoning requirements. The proposed development will include a new retention pond to manage water runoff, addressing concerns raised by local residents about flooding during heavy rains. The plan also incorporates sidewalks along Fishburg Road, which will be widened to six feet, enhancing pedestrian safety.

Despite the positive reception from the Planning Commission, some residents expressed concerns about increased traffic, potential trespassing into adjacent wooded areas, and existing water runoff issues. The council assured that these concerns would be addressed through careful grading and stormwater management as the development progresses.

The project is expected to contribute to the local housing market, with a net density of approximately 4.2 dwelling units per acre, which is within the allowable limit of five units per acre for planned residential districts. The development will also include necessary public utilities and landscaping easements, ensuring compliance with city codes.
