The Idaho Falls City Planning Commission convened on August 5, 2025, to discuss several key agenda items, with a significant focus on a proposed rezone for a property located on Wood River Circle.
The meeting began with a presentation from Danny Farland, representing the property owners, who requested a rezone from Highway Commercial (HC) to R3A, a residential mixed-use designation. Farland explained that the property had previously been considered for a storage unit facility, which was ultimately deemed unsuitable for the market. Instead, the owners are proposing to develop townhome units priced between $275,000 and $325,000, targeting a market segment that is currently underrepresented in Idaho Falls.
Farland noted that there are only five properties available in this price range within the city, indicating a demand for such housing options. He also provided updates on the ongoing infrastructure improvements, stating that the roadway on Wood River Circle has been installed along the first three lots owned by the developers, with utilities and asphalt already in place.
Following Farland's presentation, the commission discussed the request for rezone, which involves portions of Lot 4 and 5 of the Hudson Addition. The commission noted that the property was annexed in 2021 with an R3A designation but was rezoned to HC in September 2024. The current request aims to revert the zoning back to R3A, aligning with its original residential subdivision status established in 1973.
The commission is set to recommend approval of the rezone to the mayor and city council, marking a potential shift in the development landscape of Idaho Falls. The meeting concluded without any immediate questions from the commission, indicating a smooth progression towards the next steps in the approval process.
