During the meeting, city staff expressed strong support for the project, noting that it meets the intent of the comprehensive plan category designated for the area. The approval will now move to the city council for final consideration on August 25, 2025.
In a separate agenda item, the commission also discussed a rezoning request for a 1.5-acre property at the northwest corner of Memorial and West I-35 Frontage Road. The applicant seeks to transform the site from a neighborhood commercial district to a PUD that would allow for a five-story mixed-use building featuring up to 125 residential units along with ground-level retail and amenity spaces. This proposal reflects the city’s push for higher density development along the I-35 corridor, which is designated for high-intensity activity.
The applicant, David Box, highlighted that the initial plan for a ten-story building was revised following community feedback. The new design aims to balance the need for density with neighborhood concerns about height, resulting in a five-story structure that still meets the comprehensive plan’s requirements. The commission is expected to review this proposal further, emphasizing the importance of community engagement in shaping local development.
