The property owner expressed intentions to build a single-family residence on the eastern half, prompting the request for the zoning change. The commission noted that no public feedback was received either in favor or against the proposal, and city staff confirmed that the request is consistent with the comprehensive plan and surrounding land uses. The motion to approve was met with unanimous support from the commissioners.
In a separate discussion, the commission also reviewed a request to change the zoning of approximately 140.25 acres at 3802 Stewart Road from Agricultural Open to Patio Home. This proposal, submitted by Prestige Stewart, Abilene LLC, aims to facilitate residential development in the area. While staff recommended approval based on alignment with planning principles, the request faced some opposition, with two residents voicing concerns.
The commission's decisions reflect ongoing efforts to adapt zoning regulations to meet community needs while balancing development with existing land use. As these changes unfold, the city anticipates further discussions on infrastructure improvements, particularly regarding sewer services, which will be addressed separately from the zoning requests.
