The Hooksett Planning Board convened on August 4, 2025, to discuss a significant proposal involving the demolition of the existing auto wholesalers building and the construction of a new car wash facility. The meeting featured representatives from Greenman Peterson Engineering (GPI), who presented the project details.
The proposed car wash will cover 4,765 square feet and include three drive-through bays, along with 24 vacuum spaces designed to accommodate wider vehicles. The project aims to merge two lots, reducing the impervious surface area from 85,000 square feet to just under 40,000 square feet. However, the plan includes an impact on 870 square feet of wetlands, which are less than an acre in size. Due to the presence of an overlay district, the Planning Board will refer the wetland disturbance request to the Zoning Board for further consideration.
During the presentation, GPI representatives highlighted the current drainage issues on the site, noting that there is no existing treatment or infiltration. The new design will incorporate drainage improvements, including two basins: a bioretention area on the north side and an infiltration basin on the southwest corner. These enhancements are expected to reduce runoff by half compared to the current conditions.
The representatives also confirmed that they have coordinated with the New Hampshire Department of Transportation (DOT) regarding the reuse of the existing driveway, which has been approved. Additionally, the project has received positive feedback from local water and sewer authorities concerning utility connections.
The Planning Board's discussions emphasized the importance of addressing environmental concerns while improving the site’s functionality. The next steps will involve further evaluations by the Zoning Board regarding the wetland impacts, as the project moves forward in the planning process.
