In a recent Planning and Zoning meeting held on July 28, 2025, Grand Prairie officials discussed a significant site plan for a new multifamily residential development. This project, identified as STP 2 506018, is set to include eight buildings with a total of 300 units, marking a notable expansion in the city's housing options.
The development follows the approval of a concept plan in May, which was sanctioned under the zoning designation PB 18. The new Planned Development (PD) name assigned to this project is PD 6464. City officials confirmed that the developers are adhering to all density, dimension, and parking requirements established in the PD, as well as landscape regulations. Notably, the project includes provisions for tree mitigation, with plans to plant new trees, as the site has been largely cleared of existing vegetation.
During the meeting, commissioners raised questions about the layout of the buildings and the surrounding properties. It was clarified that the arrangement of the buildings remains consistent with the original concept plan. Concerns were also voiced regarding the adjacent properties, particularly on the west side, where a mix of vacant land and single-family homes exists. However, no new zoning changes or site plans have been approved for these neighboring areas.
The staff recommended approval of the site plan, emphasizing compliance with all necessary regulations.
