If the zoning change is approved, the property could also accommodate various other uses, including a bed and breakfast, hospital, grocery store, movie theater, bank, hardware store, and restaurant.

During the meeting, it was noted that property owner notification letters were sent to 51 nearby properties, resulting in one letter of opposition and no letters of support. City staff expressed their inability to support the zoning change, citing that the proposed use does not align with the future land use map.

The applicant, Dene Sanchez, clarified the distinction between the mortuary services and the service aspect of the funeral home, emphasizing that the facility would not operate 24 hours a day like his existing location in Irving.
