A proposed development in Livingston is set to transform a vacant property into a vibrant community of affordable housing. The City Commission recently reviewed a Planned Unit Development (PUD) ordinance that aims to construct 48 residential units on over an acre of land, currently zoned for high-density residential use.
The development, located on Brookstone Court, will feature a mix of one, two, and three-bedroom units, with a maximum building height of 45 feet. Notably, all units will be designated as affordable housing, with 100% of them priced at or below 60% of the area median income for Park County. This initiative is a significant step towards addressing the local housing crisis, as nearly half of the units will cater to those earning at or below 50% of the median income.
In addition to residential units, the plan includes 1,000 square feet of flexible amenity space, which may house laundry facilities and bike storage, enhancing convenience for residents. The proposal also emphasizes sustainability by incorporating a bus shelter to promote public transit use, aiming to reduce vehicular traffic in the area.
The developers are seeking incentives, including a density bonus that would allow for nine additional units beyond the standard zoning limits. In exchange, they will provide public benefits, including the commitment to affordable housing and the construction of the bus shelter.
